Türkiye: A Strategic Investment Gateway Between Europe, the Middle East and the Mediterranean

Neslihan Batum has spent eighteen years advising international investors across Türkiye, Dubai, Cyprus and Montenegro, building Nest Invest into a boutique advisory platform that positions Türkiye at the centre of a larger conversation about Mediterranean real estate and lifestyle investment. Based in Ankara, Nest Invest’s portfolio spans projects including Nest Loft in North Cyprus, Ufuk Beytepe in Ankara, and Hmd and Nest in Montenegro, alongside Batum’s parallel work as a Mediterranean Luxury Yacht Advisor. In this interview, she explains why she believes Türkiye remains under recognised as an investment destination bridging Europe, the Middle East and the Mediterranean, and what she believes deserves as much attention as the opportunities: the risks.

With 18 years of experience across Türkiye, Dubai, Cyprus and Montenegro, how has that journey shaped your view of Türkiye as an investment destination?

“Working across different markets has taught me that international investors rarely evaluate a country based solely on its current property prices or short term economic conditions. Sophisticated investors look at the bigger picture: geographic positioning, infrastructure, demographics, tourism, connectivity, lifestyle appeal and long term growth potential,” Batum says. From that vantage point, she sees Türkiye as distinctive. “It sits at the crossroads of Europe, the Middle East, the Balkans, the Caucasus and the Mediterranean. It combines globally recognised cities such as Istanbul with exceptional coastal destinations along the Aegean and Mediterranean.” Her time in Dubai, Cyprus and Montenegro, she adds, has let her assess Türkiye “from an international perspective rather than only from within the domestic market,” and has convinced her that Türkiye “offers opportunities that deserve significantly greater international attention.”

If an international investor asked you today, “Why Türkiye?”, what would be your three strongest investment arguments?

“My first answer would be strategic location,” she says. “Türkiye is a natural gateway connecting Europe, the Middle East, the Balkans, the Caucasus and the Mediterranean. This geographic position has economic, commercial and lifestyle significance.” Her second point is market diversity. “An investor can access premium metropolitan real estate in Istanbul, luxury residences along the Aegean and Mediterranean coasts, hospitality and resort investments, marina related developments and second home opportunities within the same country.” The third, she says, is the combination of investment value and lifestyle, since “today’s international investors are increasingly looking beyond financial returns. They want assets in destinations where they can spend time, travel easily, enjoy a high quality of life and potentially diversify both their wealth and lifestyle.” Türkiye, she believes, brings all three elements together, and that combination is “one of its strongest competitive advantages.”

Based on your experience in Dubai, what can Türkiye learn from its success in positioning itself to global investors?

“One of Dubai’s greatest strengths is the clarity of its proposition to international investors,” Batum says. “The market has created a highly visible investment identity. Investors generally understand the product, the lifestyle proposition and the broader ecosystem surrounding their investment.” Türkiye, she believes, already has an equally strong story to tell. “Türkiye already has an extremely compelling investment story. The opportunity, in my view, is to communicate that story internationally with greater consistency, clarity and long term positioning.” She points to transparency, predictability and strong destination branding as priorities, adding that Türkiye holds an additional advantage in its diversity. “It offers a much broader combination of metropolitan living, coastal lifestyle, tourism, culture, hospitality and luxury experiences.”

Where do you believe the most under recognised investment opportunities in Türkiye exist today, in Istanbul, along the Aegean and Mediterranean coasts, or in emerging destinations?

“Türkiye should not be viewed as a single real estate market. Istanbul has very different investment dynamics from Bodrum, Antalya or other Aegean and Mediterranean destinations,” she says. While Istanbul retains its importance as an international city and commercial centre, she sees particularly interesting potential along the coasts, where buyers “are searching for an integrated lifestyle combining access to the sea, marinas, gastronomy, wellness, hospitality, privacy and high quality services.” The next major opportunity, she believes, “may not simply be a particular city. It may be the creation of a new generation of destinations where investment value and exceptional lifestyle experiences exist together.”

Is Türkiye fully converting its geographic advantage into a global investment and luxury lifestyle brand? What more could be done?

“Türkiye possesses extraordinary geographic and natural advantages, but in today’s global investment environment, geography alone is not enough. Destinations also need strong international identities,” she says. She points to Bodrum as an example of what is possible. “The arrival of international hospitality brands, high quality restaurants, marinas and luxury residential developments has contributed to its increasing global visibility.” She believes similarly strong destination identities could be developed elsewhere in the country. “The objective should not simply be to sell real estate internationally. It should be to build destinations that international investors want to return to, spend time in and establish a long term relationship with. That distinction is extremely important in the luxury market.”

Could Türkiye become one of the Mediterranean’s leading luxury lifestyle destinations?

“Absolutely,” Batum says. “I believe Türkiye has all the fundamental ingredients required to strengthen its position within the global luxury lifestyle market.” Established Mediterranean luxury destinations, she notes, generally combine “exceptional coastlines, yachting, gastronomy, hospitality, privacy, high quality real estate and memorable experiences,” and Türkiye already possesses these attributes. Bodrum, she says, “has become increasingly visible on the international luxury map, but Türkiye’s opportunity extends far beyond a single destination.” With the right planning, she believes the country can create several premium coastal destinations capable of competing internationally, since “the future of luxury is not simply about building more. It is about creating better, more distinctive and more meaningful experiences.”

As a Mediterranean Luxury Yacht Advisor, do you see an opportunity to create a broader luxury ecosystem connecting real estate, yachting and hospitality?

“I consider this one of the most exciting opportunities for Türkiye,” she says. “There is a natural overlap between luxury real estate clients and the yachting community. Both value privacy, freedom, exceptional service, time and highly personalised experiences.” With its coastline, marina network and cruising areas, Türkiye has significant potential to bring “luxury residences, marina developments, hospitality, yachting, gastronomy and concierge services” together within a more integrated ecosystem, she says. “A residence, a yacht and a destination are no longer necessarily separate decisions, together they can form part of one lifestyle.” That, she believes, positions Türkiye “not only as a real estate or tourism destination, but as a complete Mediterranean luxury lifestyle and investment destination.”

What are the most important risks or considerations international investors should evaluate before entering the Türkiye market?

“Every investment market has opportunities and risks, and responsible advisory requires discussing both with equal transparency,” she says. Her checklist for investors is direct: “the legal framework of a transaction, title and ownership structure, the developer’s track record, true market value, location fundamentals, supply and demand, liquidity and the eventual exit strategy.” Batum is candid about what good advisory sometimes means in practice. “I do not believe in presenting investors with returns without explaining the associated risks. For me, professional advisory is not about convincing a client to purchase every opportunity presented to them. Sometimes the right advice is to say no. Sometimes it is to wait. Protecting the client’s interests must always come before completing a transaction.”

Having worked across Dubai, Cyprus and Montenegro as well as Türkiye, where do you see Türkiye’s strongest competitive advantage?

“Each market has its own investment proposition, so I do not believe they should always be compared directly,” she says, noting that “Dubai has created a highly international and investment oriented ecosystem,” while “Montenegro offers a more boutique Adriatic lifestyle proposition” and “Cyprus has the distinctive appeal of Mediterranean island living.” Türkiye’s advantage, she says, “is scale combined with diversity,” giving investors access to “premium metropolitan property, coastal residences, resort developments, marina connected projects and second home opportunities” within one country.

Looking at Türkiye over the next five to ten years, which real estate and luxury investment segments do you believe have the strongest growth potential?

“I am particularly interested in branded residences, resort real estate, marina connected developments, premium second homes and hospitality driven residential concepts,” Batum says, adding that “sustainability and wellness will become increasingly influential in defining luxury.” The next generation of buyers, she believes, “will not simply purchase square metres. They will invest in thoughtfully designed lifestyles, professional service, strong brands, privacy and experiences capable of maintaining their relevance and value over time.” Türkiye’s Aegean and Mediterranean regions, she says, have considerable potential in this respect, and the projects that perform best in the long term will be “those that respect their location while delivering international standards of architecture, hospitality and service.”

As a Turkish woman entrepreneur operating in international investment markets, what does representing Türkiye globally mean to you?

“When you work internationally, you quickly realise that in some ways you represent more than your company. Your professionalism, reliability and way of conducting business also contribute to perceptions of where you come from,” she says. Building her own brand internationally, she adds, “also carries personal significance. Competitive industries teach you that credibility is created through consistency, knowledge, resilience and results.” Over the years, she has seen “increasing international awareness of Türkiye’s potential, particularly in tourism, lifestyle, luxury real estate and Mediterranean living.” The task now, she says, is to turn that interest “into sustainable, long term investment relationships.”

What gap did you identify when establishing Nest Invest, and how do you position the company today as a bridge between Türkiye and international capital?

“When I established Nest Invest, my intention was never simply to create another real estate sales company. I wanted to build an advisory model centred on the investor,” she says. That means “understanding the client’s objectives first, comparing opportunities across different markets and being prepared to say, ‘This investment is not right for you,’ when necessary.” Today, she describes Nest Invest as “a boutique international investment advisory platform connecting Türkiye with global investors while also helping Turkish clients evaluate opportunities in markets such as Dubai, Cyprus, Montenegro and beyond.” The firm’s goal, she says, is not to be everywhere. “Our objective is not to be present everywhere or to offer every project. It is to be selective and to work with opportunities in which we genuinely see value.” In the long term, she wants Nest Invest recognised “not simply as a company that facilitates transactions, but as a trusted advisor accompanying clients through different stages of their wealth and lifestyle investment journeys.”

If you had the opportunity to deliver one message about Türkiye to an international investor anywhere in the world, what would it be?

“Do not look at Türkiye only through today’s numbers, look at it through the perspective of the next decade,” she says. “Türkiye’s underlying value goes far beyond property prices. It lies in its geography, tourism strength, culture, dynamic economy, Mediterranean lifestyle and its natural position between Europe and the Middle East.” Like every international market, she notes, it requires careful selection, due diligence and the right strategy, but when the right elements come together, Türkiye can offer compelling opportunities. The principle that has guided her career, she says, is that “the greatest investment opportunities rarely emerge when everyone is already looking in the same direction. They emerge when you can recognise where a market is going before its full potential becomes obvious.”

What are the three most important pieces of advice you would give an international investor considering Türkiye for the first time?

“First, I would advise them not to treat Türkiye as one homogeneous market,” she says, since Istanbul, Bodrum, Antalya and other investment destinations “each have very different fundamentals, buyer profiles and opportunities.” Second, “never make a decision based solely on the purchase price or a promised return,” she says, urging investors to examine “the developer, legal structure, location, supply and demand, quality of the asset, liquidity and exit strategy.” Third, “work with experienced and trustworthy professionals who understand both the local market and the expectations of international investors.” Approached correctly, she says, international real estate investment “is not simply about purchasing a property. It can become part of a broader, long term wealth strategy.” Ultimately, she believes successful investment is not just about choosing the right country. “It is about identifying the right opportunity, in the right location, at the right time, and having the discipline to walk away when those elements are not aligned.”
